Cabin Policies Agreement: River of Love Cabins Inc.
By booking a reservation with River of Love Cabins Inc. (ROLC), you agree to abide by all policies detailed below. Non-compliance may result in additional fees, immediate eviction without refund, and/or refusal of future service.
Check-In & Check-Out Policy
Check-In: 4:00 p.m.
Check-Out: 11:00 a.m.
Late Check-Out: A late check-out must be purchased at the time of booking or arranged with management at least 24 hours prior to arrival. Unauthorized late departures will be charged a fee of $50 per hour.
Age Requirement: The primary person reserving the cabin must be 21 years of age or older and must occupy the cabin, accompanying all guests throughout the duration of the stay.
Payment: A 50% deposit is required by credit card at the time of booking. The remaining balance will automatically be charged to the credit card on file 7 days before arrival.
"Off-Grid" Cabins: Cell phone service is VERY limited at our cabins. They are explicitly labeled and marketed as 'off-grid' locations. Please plan accordingly. We encourage you to leave our contact information with necessary contacts. In the event of a genuine emergency, management will do their best to personally deliver a message to your cabin, regardless of the time of day or night.
Cancellation Policy
Cancellation Notice: A 10-day notice is required for all cancellations. If you cancel within ten (10) days of your arrival date, you will forfeit your initial 50% deposit unless third-party travel insurance was purchased at the time of booking.
Cancellation Method: Cancellations must be confirmed either via telephone communication with a live ROLC representative or via a formal cancellation email with a confirmation reply from ROLC management. Voicemail messages, phone recordings, standard emails, and text messages are NOT accepted as formal cancellation notices.
No Shows/Day-Of-Arrival Cancellations: Cancellations made on the day of arrival are considered "no shows" and will be charged the full reservation price. NO REFUNDS will be issued.
Changes/Re-booking Fee: There is a $25.00 re-booking fee for cabin changes or changes to reservation dates for any reason. Please verify your reservation dates before finalizing payment.
Refund Service Fee: There is a $25.00 service fee deducted from all approved refunds.
Pet Policy: FIRM & STRICT
Non-Pet Friendly Cabins: Bringing a pet to a non-pet friendly cabin will result in an immediate minimum fee of $300, plus additional cleaning fees, and may result in immediate eviction without refund.
Pet-Friendly Rules:
Maximum of two (2) pets allowed in pet-friendly cabins. Example: Creekside Cottage is $65 for the first pet, $30 for the second pet. NO CATS allowed at any location.
All pets must be accounted for on the reservation. Failure to declare all pets will result in additional fees or immediate eviction without refund.
Pets must be crated when left alone in the cabin.
Pets are NOT allowed on any furniture, including beds, quilts, pillows, blankets, or couches. Evidence of pet hair on furniture will result in a cleaning fee of up to $200.
Pets are NOT allowed in the hot tub. A cleaning fee will apply if this rule is violated.
All pets must be currently treated for ticks and fleas, and up-to-date on vaccinations. Proof of treatment/vaccination may be requested upon arrival.
Smoking Policy
No Smoking Indoors: Smoking of any substance is strictly prohibited inside all cabins. A cleaning/deodorizing charge of up to $500 will be applied to the credit card on file if this policy is violated.
Cleaning & Damage Policy
Basic Cleaning: A basic cleaning fee is included in your rate. Cabins must be left in a tidy condition (e.g., dishes washed/put away, trash bagged and placed in exterior bins, personal items removed).
Excessive Cleaning: Any excessive cleaning required beyond a standard tidy departure will result in a fee ranging from $25 to $150.
Damage/Missing Items: Guests will be charged the replacement cost for any items removed, damaged, or broken during their stay (including linens, bedding, and kitchen items).
Hot Tub Misuse: Any type of foreign material, oil, soap, or bubble bath product used in outdoor hot tubs will result in a $50 to $100 cleaning/drainage fee.
Items Left Behind: There is a $20.00 service fee + postage for any items left behind that require mailing back to the guest.
Missing Keys: Missing keys will result in a $25 replacement fee.
General Rules:
No ATVs, firearms or fireworks are to be used or discharged on the property.
Fires are permitted only in designated fire rings/locations and must be fully extinguished before being left unattended.
Guest Satisfaction & Liability
Guest Satisfaction:
Your satisfactory stay is very important to us. Please report any issues, concerns, or maintenance problems immediately upon check-in or prior to your first night's stay. We will make every effort to fix the issue immediately. We CANNOT honor any requests for refund or compensation for existing concerns or issues reported after the first night’s stay or after check-out.
Liability Waiver:
All activities involve a certain inherent risk of injury, up to and including death. It is expressly understood and agreed that neither the owner nor River of Love Cabins Inc. shall be liable for any damages or injury to guests, guests’ visitors, their families, or any of their property from whatever cause arising from the occupancy or use of the premises by the guest and their party.
COVID-19 & Future Reservations Clause
Reservations Made On or After May 31, 2022:
For all stays with ROLC made on or after May 31, 2022, our standard cancellation policy will strictly apply. COVID-19 related circumstances will NOT be covered under an "extenuating circumstances" policy. The global pandemic and its consequences are no longer unforeseen or unexpected events. We urge guests to carefully review our cancellation policy when booking and strongly recommend purchasing third-party travel insurance to cover unforeseen personal emergencies or disruptions.
